The DJWA Commercial Real Estate team has a unique skill set gained from previous roles within corporate occupier real estate teams, large scale commercial developers, property companies, asset mangers, banking sector and the construction industry and acutely understand the entire life cycle of the property development process. We work in a partnership approach with the developer and/or funding clients providing specialist support services as part of the core principle team, with fees directly linked to the commercial success of a project.

Begin with the customer experience and work back

We believe that the first stage of any commercial development is to clearly define the target market, which in turn will define the product. Who will occupy the space that we are creating? How will they use this space? What is the function and critically what does the end user (the customer) want from their office, hotel room or serviced apartment?

Once this key element has been explored, debated and agreed, we are able to present the vision, a clear product proposition, which becomes the project DNA and the foundations of the design and technical brief. The importance of this stage cannot be overlooked, if we create the best office or best apartment with a clear understanding of who will occupy the space, we will secure the highest rents and best sales price whilst minimizing income voids.
Product first, strategy second.

With a clearly articulated product proposition, we are able to develop a detailed development strategy – a road map from purchase of the site, through the design, planning, construction, leasing / sales, then exit processes. This includes creating a detailed business plan, financial modeling and marketing and sales plans.
